Frequently asked questions

What is a bridge loan?

A short-term loan, secured by a property, that gives you liquidity until another source of money arrives: the sale of a property, a bank refinance or your project’s cash flow. At Link the term is 2 years.

How much can I get?

Up to 50% of the property’s appraised value, between $50,000 and $1,000,000 per loan. Illustrative example: with a property worth $400,000, the loan can be up to $200,000. If you need more, send us the case and we will review it together.

How fast do I get the money?

You get a preliminary answer within 24 business hours. Funding usually happens 7 to 15 business days after your request, once the appraisal and title review are done.

What properties do you accept as collateral?

Any type of property, anywhere in Costa Rica, as long as the loan is secured by a first-position mortgage.

Do you review my income or credit history?

Yes, we do a basic income and credit review. But most of the decision rests on the property, how large the loan is compared with its value, and your repayment plan.

What does it cost? Is it more expensive than a bank?

Yes, a bridge loan costs more than a bank loan. The rate is 12% to 15% a year, and the borrower pays the origination fee and the appraisal, legal and registration costs. In exchange, the money arrives in days, not months.

What are the terms and how is it repaid?

The term is 2 years. During that time you pay interest only, and the principal is repaid in a single payment at the end, usually from the sale of the property, a refinance or the project’s cash flow.

What if my property does not sell in time?

We talk with you and the investors to reach a new agreement, such as an extension or a refinance. That is why we review a realistic repayment plan with you from the start.

Do you lend to companies and to foreigners?

Yes. We lend to individuals and companies, Costa Rican or foreign, even if they don’t live in Costa Rica. The property that secures the loan must be in Costa Rica.

Is a preliminary evaluation an approval?

No. The preliminary answer tells you whether your request fits based on what you told us. Approval depends on the appraisal, the title review and signing the documents.

Tell us what you need to solve.

No commitment. Preliminary answer within 24 business hours.
