What is a hard money bridge loan?

A bridge loan, often called a hard money loan, is a short-term loan secured by a property. It covers the time between what you need today and the money that will come later.

How it works

The property secures the loan with a first-position mortgage. Link lends up to 50% of its appraised value, $50,000 to $1,000,000, for a term of 2 years.

During the term you pay interest only, and the principal is repaid in a single payment at the end: from the sale of the property, a bank refinance or your project’s cash flow.

When it makes sense

  • You are selling a property and need the money before the sale closes.
  • You found a property at a good price and the seller won’t wait for the bank loan.
  • Your build is halfway done and long-term financing hasn’t arrived yet.
  • You own a property free and clear and want to use its value without selling it.

When it doesn’t

If you can wait for the bank without losing anything, the bank is cheaper. A bridge loan makes sense when waiting costs you more than the interest: a discounted sale, a stalled build or a lost purchase.

You also need a clear plan to repay it at the end of the term. That is why we review it with you from the start.
